9 The Winnipeg Barometer Report | Volume 10, 2019 Canadian lodging According to CBRE Hotels, the forecasted demand for 2019 is expected to follow the trends of 2018 and 2017 with a occupancy rate of 66 per cent. The national average daily rate (ADR) in 2019 is expected to grow 3.9 per cent from last year to $168 and revenue per available room (RevPAR) is estimated to increase 4.0 per cent to $112. Canada's average occupancy rate as of April 2019 year-to-date (YTD) rate stood at 58.1 per cent down 0.4 percentage points from the same period last year. The ADR grew 1.7 per cent, to $149.27 from $146.79, while RevPAR was up 0.9 per cent to $86.72 from $85.93 in 2018. Trends for properties by size and type as of April 2019 YTD showed small hotels with 75 or fewer rooms were the only properties to experience some growth in occupancy. Larger properties exceeding 75 rooms all experienced some loss in occupancy compared to the same period in 2018. Small hotels (in the under 50 room category) saw the biggest jump in their occupancy rate from last year, up 1.9 percentage points. These properties also experienced the largest increase in their ADR at 4.2 per cent. While occupancy rate declined on most properties, all saw some growth in their ADR over the previous year. Trends for hotels by price level show budget hotels were the only properties to avoid any loss in occupancy with a 0.8 percentage point increase over the past year; they also experienced the largest growth in their ADR. In contrast, upscale properties experienced a -0.4 drop in their occupancy rate and a 1.4 per cent increase in their ADR. Trends for RevPAR growth among Canadian CMA's as of April 2019 show Greater Vancouver leading all cities at 7.1 per cent followed by Greater Quebec City at 5.2 per cent, Greater Victoria at 3.7 per cent and Greater Montreal at 2.8 per cent. In comparison, RevPAR growth in the Winnipeg CMA was up 1.3 per cent. Halifax/Dartmouth, Ottawa, Regina, Saskatoon, Edmonton and Calgary all saw a drop in local RevPAR.
