Winnipeg Lodging Results Based on the latest data from PKF Consulting Inc., Winnipeg's average occupancy rate for 2012 dropped to 66.0% from 69.6% the year prior; however, it outperformed the national average (61.8%). Winnipeg saw a 2.5% decline in demand in 2012, while supply increased by 3.0%, this resulted in the 3.5% decline in occupancy over 2011. Despite a small drop in occupancy, Winnipeg's average daily room (ADR) rate increased to $119.74, up 1.4% over 2011. Room rates rose month over month from the previous year, but Winnipeg continues to retain a lower room rate than the national average ($129.37). In 2012, Winnipeg's average revenue per available room (RevPAR) declined 3.7% over 2011. On a month-to-month basis since April 2012, average RevPAR grew steadily; however, growth has been below 2011 values. For 2013, PKF Consulting Inc. projects a growth in supply of 8.0% with demand growing 3.0%. Winnipeg's expected occupancy is 63%, with ADR projected to grow by 2.0%, posting a rate of $122, and RevPAR expected to decline 2.5% ($77). Accommodation Tax Collection As of December 2012, the City of Winnipeg's 5% accommodation tax collection totaled $7.6 million.
